By phone and video, from our office in London.
We advise people in Edinburgh by phone and by video. Our only office is in London.
Your first call is with an Account Manager, at no cost to you. Your adviser is Sunny Bharj or Tony Springer, or Mike Chan for a mortgage.
A first home in Edinburgh goes for about £252,914, against £301,704 across the whole market.
Scotland does not use Stamp Duty. Buying here means Land and Buildings Transaction Tax, collected by Revenue Scotland, and the bands sit at different points from the English ones.
Land Registry UK House Price Index, June 2026.
A detached home around here at £700,344 uses up most of one person's inheritance tax allowance before anything else is counted. Whether your estate has a bill to pay depends on what sits alongside the house, and on whether the home is passing to your children.
Income tax. The Scottish Parliament sets the rates and bands for earned income, and they differ from the rest of the UK. Pension tax relief follows your marginal rate, so the same contribution is worth a different amount here than it would be in England. Check which band you are in before deciding how much to pay in.
Succession. Scots law is its own system. A surviving spouse and children have rights to part of the estate that a will cannot simply remove, which is not how it works in England and Wales.
